Miembros de la CEDU disertaron en el 2º Congreso de la Expo Real Estate

On August 20th, the Architect Raúl Sáenz Valiente, CEDU president and CREAURBAN director, at mid-morning opened the lecture "Successful real estate developments in the current market. Leaders’ opinions." He pointed out some market concerns, such as plots prices, mortgage loans, developments financing, market trends, major real estate projects development. He highlighted that before starting building a new project, it must be "considered if such development would be a profitable one or not taking into account the current market situation." The debate on this topic was chaired by Herman Faigenbaum, Cushman & Wakefield CEO in Argentina.

Then, the Engineer Eduardo Gutiérrez, Farallón Group President and CEDU Vice-President, spoke about the most important economic variables that should be taken into account when developing real estate as they impact on the market trend. He highlighted the role of real estate developments as economy engines and investors’ behavior since “the real estate market relies on investment;"  investors sought to protect their money investing in real estate after the post-crisis and post-devaluation. He also announced that "property prices will rise," as construction costs continue increasing due to inflation; such increases have been absorbed by developers so far, but soon they will impact on real estate selling price. Moreover, he also explained that the profit margin has decreased and such situation should to be analyzed.

The Bachelor Issel Kiperszmid (DYPSA International) talked about the local market economic and financial outlook. Then, other chamber members, such as Federico Weil, President of TGLT, Rodrigo Fernández Prieto, Vice-President of Fernández Prieto & Asoc., and the Architect Martín Rodríguez Etcheto of CREAURBAN, also lectured on this topic.

Besides, other CEDU members shared their knowledge and market experience in the Congress: Teodoro Argerich (CAPUTO) lectured on "The role of construction companies in real estate developments;" Daniel Mintzer (G&D Developers) and Gerardo Brennan (Brenna y Asociados) spoke about real estate developments in the provinces; and Gianfranco Macri (SOCMA) lectured on investment in mixed real estate projects in the hotel industry.

Undoubtedly, the main topics debated in the Congress were the role of "real estate developers" and market current concerns. The Congress also became the meeting point that gathered together major real estate market players who took the opportunity to share their market knowledge and experience.
